Many of my clients require the installation of large walk-in cooler and/or freezer spaces as well, and this is an item that often must be navigated through the negotiation with a Landlord (if leasing). I have great contacts for trusted vendors that provide cooler and freezer installation, servicing, and removal and can provide introductions if necessary.

Most of my clients understandably prefer to be close to the 400 series highways in the central GTA in order to ensure that they have great access to transportation routes, which gives them greater access to their suppliers and their clients. Often, markets such as Mississauga, Brampton, and Vaughan are sought-after by my food distribution clients for this reason.

Shipping and Staging Capability: Successful food distribution companies live and die off of their ability to get goods in and out of their distribution centres in a seamless and efficient fashion. One of the most critical factors that contributes to this is the shipping capability specifications at their facility in the form of the number of truck-level doors and a generous shipping envelope that allows plenty of room for 53 ft truck trailers to move in and out. I recently represented a food distribution client on a lease deal in Vaughan for 58,000 Sq Ft and the building has 10 truck-level doors! That is a large proportion of doors for that size and my client was salivating at the shipping and staging capabilities this will provide to him in this new facility.
